    Be sure to ask about the advantages of Our Cool Roof Technology , our roof panels are coated with AkzoNobel cool metal paints, which contain a high percentage of infrared reflectants. This means that our roof surfaces will reflect up to 70% of solar heat from the roof, as opposed to only 20% reflected from surfaces coated with standard pigmentations.

    As a result, roof surface temperatures can be lowered by as much as 38 degrees and energy costs can be reduced as much as 23%.
    This Cool Roof technology provides solar reflectance ratings to meet today’s Energy Star requirements.

    Many people who are just getting into the self-storage business want to convert an existing building rather than build one from the ground up. In many cases, this situation can be ideal. Starting from the ground up means all-new structure, metal siding, metal trim, metal roofing, and more. Converting a building that is in good condition may be as simple as just installing roll-up doors, hallways and partitions inside the existing building.  

     The benefits of conversion include:

    • Saving costs on major construction and “recycling” the skeleton of the structure for storage units.
    • Using the urban or semi-urban location of the building for easy accessibility for customers, which translates to a high volume of potential clients in the surrounding area.
    • Being able to get started sooner by cutting down on the overall construction process.

     The best buildings for conversion are office buildings, large warehouse spaces, and former retail stores. Obviously, newer buildings are better than older ones, because they are generally in better condition.

     Before you decide on a building to convert, take a few things into consideration about the site.

    • First, be sure that the building is in good shape. If it is relatively old building, then it is worth doing a full check on the air conditioning and heating systems, as well as the electrical set-up. If the HVAC system needs to be replaced, then it can become a major expense. 
    • If the building has several stories, then be sure that the elevators are in decent condition.
    • Make sure the roof is in good shape. Roofs are incredibly expensive to repair and replace.
